A new commercial and industrial building is being proposed at 8085 Nesters Road. Council will discuss issuing a Development Permit for the site near Highway 99. The proposed development includes minor Zoning and Parking Bylaw variances related to illumination and landscaping in the parking area.
If approved, the project would see the construction of a rectangular building occupied by a local scaffolding contractor. The building would feature large overhead garage doors, a flat silver-grey roof, and black canopies over entry points. The structure would stand 7.54 metres tall, with two HVAC units mounted on the roof.
According to municipal staff, the proposed building design is consistent with neighbouring properties in the area. The development is set back 39 metres from the road to avoid encroaching on the BC Hydro right-of-way that transects the property. BC Hydro has issued a letter of no objection for the proposed parking, fencing, gate, and snow storage within its right-of-way, provided no part of the building enters that zone.
The plan includes eight surface parking spaces, asphalt paving, a snow storage area, and a stormwater management system featuring underground infiltration. Landscape design includes strips with shrubs and grasses along the site’s front, east, and west sides.
The Advisory Design Panel reviewed the proposal on March 26, and members expressed general support but recommended additional landscaping around the entrance and west property line. Staff say the applicant has since revised the design to address those comments.
